Accessibility Statement


This is to help potential guests decide if there are any problems of access to any of the houses and facilities at Coulscott.

The Site

Coulscott is situated in a steep sided valley one mile up a steep road from the village of Combe Martin. This road has no footpaths. Once through our gate there is a smooth and slightly slopping drive. This divides into two. One is the slightly steeper access to the cottages and the other is the steep and gravelled drive to the Georgian House and the Old Farmhouse. The grounds are all steep with streams; for the most part in small ravines with little or no protection except vegetation and there is also a pond. Most of the grounds are grass some of which is allowed to grow long for the
bird life. The lawns near the houses are kept quite short.

The Buildings

It is possible to drive quite close to all the buildings, the only area which is not accessible by car is the children’s play area. The floors have a mixture of coverings from carpets, slates, marble, tiles, cushion flooring, bath mats and Persian rugs. All houses are heated with oil fired boilers with radiators in all rooms.

The Georgian House

The Georgian House is old and both floors are on several different levels. The front door, hall, dining room and drawing room are on one level. There is a step up to the back of the house where the toilet, snug and kitchen are. There is a wide carpeted staircase to the bedrooms. The bedrooms at the front of the house are on a different level to those at the rear. The 2 en-suites and the family bathroom are on the first floor. All of these have walk in showers. There is no downstairs bathroom only a toilet and basin. There are 2 wood burning stoves in the front living rooms both of which are set into the old fire places. The terrace is fairly level with steps down to the lawn.

The Old Farmhouse

This is a particularly old building with uneven floors and low doors. Both entrances are up a small step. There is also a step between the living area and the kitchen. There is a very wide and shallow carpeted staircase to the bedrooms. This has quite a low banister. Upstairs is on one level and this is where the bathrooms are. The en-suite shower room has a walk in shower but this is up a single step. The door into the master bedroom is very low. The wood burning stove is in the living room and is inglenook in style.

Peacock Cottage

The entrance is up a double flight of steps of 4 and 5 risers. The entrance opens into an open plan area, which then has steps up to the kitchen. The carpeted stairs to the bedrooms are standard. There are 2 bedrooms and a bathroom here and the second bedroom is up more steps. There is a wood burning stove in the living room, which is
set into the old fire place. The private lawned area for this cottage is up a steep grassed bank though the lawn is quite flat.

Aylesbury Cottage

The entrance is over a slightly elevated threshold into a large open plan living room on one level. The steps to the bedrooms rise from here with standard carpeted steps. The 2 bedrooms and bathroom are all on one level. The private terrace is either down a step or up several steps depending on the access point.

Bantam Cottage

The entrance is over a slightly elevated threshold into an open plan living room which is on one level. The steps to the bedroom and bathroom rise from here with standard carpeted steps.

The Swimming Pool Hall

To get to the entrance there is a step onto a small terrace. There is then a slight lip to go through the French doors into the pool hall. The pool is directly in front at this point. The shower room and toilet are up several stairs
